It's time for me to be an adult.

I’ve waited a long time to get into home ownership. It has been out-of-reach for me for a long time, due to my chosen place of domicile (downtown Vancouver), the very high home prices, and the mortgage rates — All combining to make the monthly potential mortgage payment insanely high compared to my lease payment.

But, all that has changed over the past few months. There’s been a correction (only if slight in Vancouver), and mortgage rates haven’t been this low in my lifetime. What was once several hundred (to a thousand) more, is now only about a hundred more, all-in, for the same sized condo.

I’ve got a few options for the way I’m going to purchase my first condo/loft, and I’ll share these over time as I work them out myself. Suffice to say, I’ve considered the roommate route to get into a larger home as a rental, and that opportunity isn’t coming to fruition… And, now is a great time to buy — so, why wait much longer to make the leap? It’s time I start building equity rather than lining someone else’s pocket with my rental fees.

Now that I’ve made the choice, I find myself a little scared, a little excited, and a little overwhelmed by the process… Let’s hope it all goes well.

    We just bought out first house…at 47 years old. Oh, man, am I glad we did! It’s stressful, but oh so awesome once you’re in it. Good luck and have fun looking!

    It’s the right way to go, renting is kinda like burning the money instead of investing it. But … Watch out for the Rose-Tinted Specs when you go looking, keep an eye out for the problems that have been papered over that could grow into more serious issues.

    Things like heating that’s close to expiring, parking (especially for that pretty TT !), neighbours. Being right close to a set of shops is good from being able to pick up random groceries but bad for the shop people blocking access.

    Jump in. Buying is undoubtedly the right way to go, especially now. Be sure to review the strata council minutes once you have found a likely candidate.

  • Good luck and if you can comfortably make the mortgage payment it is the right thing to do. Purchase where there is still an opportunity for the market to increase, have a contingency in your contract which allows you to bring a home inspector in to make sure there are no mechanical issues which could cost you unexpected money (furnace HVAC etc) pay the money for the inspection and also check for any mold to name a few things shop for the mortgage because points charged by the bank can diminish the interest rate you think is low. Have fun and take your time this is one of the most important things you’ll do in your life.

    I sell apartment complexes not home for 30 years however I started in condo home sales and the experience I gave is from my life.

    Good luck with the search. My fiancee and I are currently looking in the market and have our mind kinda set on Steveston, but Richmond is essentially the only area we’re looking at. Anywho, we did put an offer in on a place, but it didn’t work out.
