Purchase where there is still an opportunity for the market to increase, have a contingency in your contract which allows you to bring a home inspector in to make sure there are no mechanical issues which could cost you unexpected money (furnace HVAC etc) pay the money for the inspection and also check for any mold to name a few things shop for the mortgage because points charged by the bank can diminish the interest rate you think is low. Have fun and take your time this is one of the most important things you'll do in your life.
